I am also of the opinion that it is important that you have a good web presence. Many people search online in order to find the best loan for their requirements.
I would try to advertise your homepage and additionally let the reps call people. That is the only advice I can give you. I hope your loan mod company will soon have enough work.

Very true.....Having a good site is important...only issue is it does take time to get ranked and a little bit of ...plus most don't have any clue on how to do it. The SEO part still takes time and for some the mod industry wont be around for ever. People want immediate traffic. There are 4 ways to get immediate traffic...

1)My 1st advice would be to buy leads from a trusted source. If you can convert a good % of them you will make consistent money with a good lead vendor.

2) Have Chris (sitburns) build you a site (I highly recommend him as he has done a few sites for me). Also I do most of my own SEO, Chris has helped me in the past and done a great job on that. If you get a site you MUST do SEO or your site is pointless. Now because SEO does take some time to get you ranked and getting traffic, you may need to do some PPC via google, or yahoo to get you some traffic. Both SEO and PPC do cost money but well worth it once you are getting traffic.

3) Direct mail is very effective and you can generate traffic in as little as 3-5 ...The thing with direct mail is you can be very specific about who you ......people who are 30-90 days late on the mortgage currently, no current BK, minimum 200k loan amount...etc... This way when your phone rings (which DM is about 2-5% response on loan mod mailers) its people that are in need of your help. Direct mail does cost money but with the right data and a good piece you can generate some serious business and FAST!

4) The last option is buying an existing site. If a site has a good domain and key word placement it is usually getting good traffic ...In most cases you can take a good domain that has been up for a long time put minimum work and management into it and have yourself a lead generation site in less than a week...I know this because i buy and sell sites all the time. I generate leads online for sale to companies and once a new industry pops up I usually sell a few of my sites in one industry so I can focus on the new one. For example...I have 12 lead gen sites for loan modification for the last year. WE are getting heavy into debt settlement online lead gen and right now we are selling 3 of the mod sites...

(this one can be easily converted to a lead gen site..we have it as an e-book do it your self kit site.

These 3 sites alone have generated me over 15k leads in the last 6 months.

Like any other site for sale, all three sites could use a shot of SEO (Chris could help you with this if you don't know how to do it) and they will be generating leads in as little as a couple weeks.

The point is this.....It is always easier to get an existing site ranked and producing than a new one and they stay ranked longer. But the bottom line is Internet lead gen is a dang good way to go!

Thanks for the kind words Jordan. We are absolutely killing it with the quality of loan mod leads we are seeing right now from the internet. Internet leads are probably my 3rd favorite type of marketing to sell behind transfers and direct mail but right now we are doing very well with our quality.

The second database that I would recommend is prescreened credit data from the bureau. With this file you can target by current late(s), loan amount, fico and the recent status of credit card payments. Most Loan Mod specialists will target people that are 30-60 days late currently and this is a very accurate file to get that from. Keep in mind that on both of these databases you will see a little higher disconnected ratio than a standard a paper list. The obvious is that they are not all paying the bills.... some are foreclosing or short selling so phones do get cut off here and there. The good side of these lists is that both databases in this case are extremely accurate after the disconnected ratios.

This is all good thinking Alyssa You just need to be careful not to use most of the output on the actual mail piece. Since modification agents are typically not mortgage agents you are not allowed to use outputted data on the mail piece letting hte consumer know what you know about them. Also bureau data is ONLY good for mailing to...(calling a list full of 30-40% disconnects just doesn't make sense)

If you want phone leads to call I would suggest aged internet leads anywhere from 30-90 days old. These are great because of the fact you can call opt in data as well as email them for more response.

The ultimate marekting platforms for mods are real time exclusive internet leads, as well as Live transfers (which you can buy them direct from us OR you can buy the aged internet leads and generate your own for a fraction of the cost.

My best advice is to stay compliant when doing mail! Be careful to buy data directly from the bureau and then mailing to it. It can get you into serious trouble if you use the outputs in the piece for the consumer to see.

2010 aged mod leads

Once again we are nearing the end of the year and once again we have tallied up our lead count for the year.....

For 100k+ loan amount we generated 157k leads in 2010 (Jan 1st through Nov 30th) !!! These will all be sold just 2 times each before being transferred out of our sell able database.

Pricing will depend on quantity and age of data....

Exclusive Branded loan mod internet leads are running $26 per lead currently (all search, and ppc)

Shared leads aare running $8-9 per lead currently (sold to a toal of 3 companies!!

There are still lots of searches every day for mortgage and or loan ...out of all that traffic about 70% of them are currently late on their ...lots of business out there, if you need some let me know!!
