How many of you are tired of the non stop adverts from mortgage brokers on AM radio. I live in the San Francisco bay area and listen to 560 AM in the morning. It seems that most of the adverts are mortgage brokers spewing some cr*p!. The rates are never realistic. I am so tired of the "biggest no brainer in the history of mankind" guy, Quicken, the ones who advertise a low APR that is from weeks ago and others that are basically endorsed by the DJ. I wish the CA dept of real estate who listen to the adverts and prosecute. Unfortunatley they only investigate after a consumer complaint.

Are these adverts common all over the country? What can we do to stop the misleading advertising?
I only get upset when he says "paying closing costs is a racket and a rip-off". that in itself is a disservice to any customer listening to the ad.

I have a special hatred for the ones on christian radio that advertise false information and claim to be a christian company, there's got to be a special place in h**l for that.

Too bad a non for profit or something would just start advertising the truth, maybe blasting ads on the impending collapse of the dollar and what preventive measures people can take.....

ok... I took a few days off from the blogosphere...went productive. I wanted to get some ad pieces together. I called some old customers to give me some pieces that they have been receiving. That was the winner of the day. I was laughing so hard, i had to share.

You're right Rolo, we don't have him in our area but we've got good ole Kevin Miller and his sock puppet TV ads. He's good and Reliance (REliant?) are both forces to reckon with in our area and they're both honest sounding companies. Gee I wish they weren't?...............lol.............still doesn't mean we can't bloody their noses with price since it costs a ton of money to run those ads.

ha those sock puppet ads are cheesey, but Kevin puts on a good radio show. I like the fact that he's not afraid to say whatever he wants on the radio since he's not responsible to a bunch of shareholders...other than his wife i guess. He does not bait and switch, nor does he try to trick people into calling because of the fed rate changes...and i know for a fact his phone rings off the wall because i know several guys that work there. He's proof that you don't have to use those tactics to get good results from advertising...Kevin pushes the e-doc loan app (where they can electronically sign their apps) and their fast service. Those are legitimate things to brag about...
Rodney Anderson doesn't use those tactics either, his problem is he sounds like he's talking down to people. Sometimes when i hear him on the radio, i want to scream "we're not deaf, or we wouldn't be listening to the radio!!!"

Breaking News:From the White House…
They PASSED the “New Economic Stimulus Plan” Which Increased New Loan Limits and
Lowered Rates 1.50 %
What does this mean for you? Now is the Time to ACT!!! Refinance your Sub-prime HIGH Interest Mortgage with a Lower Interest Rate, Borrow MORE on your house so you can pay off those High Credit Card Bills, No Origination Fee Loan, and get a “REFUND” of savings from SOUTHSTAR FNDG LLC

RE: SOUTHSTAR FNDG LLC REFUND

Friend and New York Times reader,
Our records indicate you obtained a Sub-Prime mortgage from “SOUTHSTAR FNDG LLC” for the amount of $42000. You now have the opportunity to refinance at “NO MORTGAGE ORIGINATION FEE” to an APR rate that is at or below 5.57%. The customary origination fee will be paid by us because we are paid a percentage of the new loan from the new investor. These investors Compete for your New Mortgage loan which means you get the LOWEST RATE GUARANTEED!!!
You can have your new mortgage under this new plan with No Origination fee. Your new principal and interest payment could be $ 228.095! If this amount is lower than your current payment, please contact me today.

Lowering your rate will allow you to reinvest your money in other ventures or continue making your current monthly payment and accelerate the payoff – saving you tens of thousands of dollars.
The New Increased Loan Limits in the stimulus Package allows you to borrow more than ever before from your home. So you can payoff more “bad debt” (consolidate your high interest debt). This puts more of your hard earned money back in your pocket every month
GRADY, as reported in the media, the Federal Reserve Board is looking to raise rates as soon as next month. If you have considered refinancing or currently have an Adjustable Rate Mortgage, this may be your last opportunity to take advantage of the “NEW STIMULUS PACKAGE” to secure a LOW FIXED RATE, HIGHER LOAN LIMITS and with a
“NO MORTGAGE ORIGINATION FEE”. – Even if you have so-so credit!

Call me today to explain how the “NEW STIMULUS PACKAGE” can HELP you and your family save thousands!

P.S. Be sure to ask me how… I can save YOU $237,600 on average and knock off 9 years on your new loan with Me.-for FREE!

30 year term/ MB# 22779-00M / Rates subject to change. / Certain conditions may apply.
Corporate Office: 1

I called the 800 number it didn't work, dang I was looking forward to the savings.

If the government wants to stimulate the economy here is the plan. Give me $200 Million dollars, I will spread it around say starting at Scores in Manhattan. I will then proceed on to the Porsche dealer and order something in all colors. Whatever is left after that I will give to my wife and it should be spent in say 14 hours. This way the Feds save a ton of postage on sending out small checks to more people. I am a loan officer so I have a proven track record of living beyond my means, and surely wouldn't save any of the money.

What is this "bubble" I keep hearing about? Wouldn't it be a good thing to have a house in a bubble?

The only positive to last year's slow down was the fact that all of these ads disappeared for a while. Lets face it, for the 4 years previous, ads were everywhere. It seems that most of the local ad buyers did not make it through the implosion.

Given the huge and unusual sums of money that an unknown like Lenox is spending, you have to wonder whether they know what they are doing -or where they received their deep pockets.

True story...

I worked for a mortgage broker in South Orange County, California in the late 90's. During this time, DiTech and the other SoCal big boys were big on the freeway billboards.... You know the ones that offer a ridiculous interest rate with a more ridiculous APR. Anyway, my "boss" decides its a great idea to do a radio commercial that states "Don't be fooled by the BIG BILLBOARD interest rates. They are a fraud" or something to that effect. Needless to say, not 48 hours after the first ad ran, my "boss" recieved a ceist and desist order from 4 different "BIG BILLBOARD" lender's lawyers. Good times. The dude was freaking out..... Automatically had me doing a refinance on his $1 million house to put $$$ in the bank for "legal fees" and what not!

Here I am, a college kid (getting an advertising degree no less) and I know that this wasn't a good tactic!

Ah mortgage advertising...... You might as well throw your money into a fire! Referrals are the ONLY marketing you should rely on! Too bad the DRE has a problem with "kickbacks"! I am a marketing manager now for a company (non-mortgage) that relies almost solely on referrals. 2% of the job back to the referring customer is the best marketing I have ever seen work!
