Maybe it has something to do with users who have time to whine but no time to write something discussion-worthy... or at least report spam posts ;)))))
Or maybe it's that the industry simply contracted by 90%....
Or maybe it was the frivolous lawsuits inflicted upon us by collapsing mtg companies that effectively bankrupted ML-Implode and prevented us from building up...

Aaron - what's with the attitude - I have been a loyal poster on here for a long time - there was nothing personal in my post - I was lamenting the loss of a valuable resource, (at least to me) not attacking the managers of the site - lighten up dude |

Hey Snets!
do you use Provident? i am having a very hard time clearing the easiset of two PTD's on a refi (now 6 days) without any clearing. I am wondering if they ran out of money?
Anyone else having the same issue? |

Dad - nope - I don't use them - I started one deal with them and then pulled it - mostly because of stuff I've read on here. (and that's what I was talking about, above) I understand they have great rates and I still get their interday pricing changes which really helps me - but they just sounded way too unpredictable and capricious to add to my mix.
Good luck with your conditions though. |

What I found was that they did a final check at closing and ALWAYS found something at the last moment, rather than taking care of it in underwriting. You earn every penney of the "better rate" you get!  |

they won't fund it until one of two things happen. 1) rates improve and they can fund that loan that they didn't proplerly hedge for or 2) wait until your lock expires and then your done unless rates are lower. |

I think it had something to do with the Gfees. As soon as I extended it for .5pt worse than my original lock, the PTD's were cleared in like 3 minutes (no joke) and docs were drawn in less than 24 hours. How can you fight something like this? UGGH |
