With rates down and the ability to filter mailing lists by credit scores and mortgage selects direct mail has picked up response ratios and funded deals. There has also been a recent addition to the direct mail industry that you all should be fully educated about. You have have seen advertisements and or articles about mortgage direct mail using PURLs. I get a few emails per day asking what this is and how it works in the Mortgage direct mailers industry. I thought a fully written explination would help anyone else with the same questions.

PURL (Personalized URL) is when you create a wild card subdomain by adding an A record to the DNS of your website-domain. In SIMPLE MAN'S TERMS, you use the "www" in your domain as a wild card directory and plug that into our software system. We then replace the "www" with the home owners First and Last name so that it looks like this...

http://JackSmith.your_domain.com (not a real purl landing page)

When the home owners see their name in a website they are prompted to at least research that site. Since the A record is a wild card even if they type their name in a little wrong it will take them to our software landing page. This is a 3 step process that they fill out in order to be contacted by you.

Step 1 (page one) - They are asked to enter their email address and verify a code from the mailer (which is unique per home owner and their information). They would then hit "next"

Step 2 (page 2) once they hit "next" on page 1, page 2 brings up all their info from the Prescreened list that we mailed to. This builds instant validity that the system knows who they are. Pg 2 also asks them for the current contact number, and for them to answer 3 yes or no ?s that you choose. Once they do those two things and hit submit it takes them to the final thank you page 3 (where your number is again placed for them to call)

Step 3 (page 3) is a simple thank you page that lets the homeowner know you will be contacting them as well as give them your number if they want to expidite the call.

Remember this is simply a second way for them to contact you.....the primary goal is to get them to call you first! Most mortgage clients are seeing an additional 50-75% more response when using PURLs. This works really well because as many of you already know, there are some people that will NEVER pick up a phone and call an 800# or even a local number they don't recognize. If they can investigate, your letter online some will do that first, once their info pops up after putting in the mailer code it build instant validity.

Although your main focus is not the PURL in the mail piece, it will usually end up paying for your entire drop and then some leaving all your call in deals to be profit!

I have had great success with a Internet company providing me real time reverse mortgage leads and is far better than the direct mail we do. they close and close often.

The Industry has cleaned up alot of the garbage that killed our industry, National and state testing this rid us of the LO's who are Dumb, the requirments or stringent got rid of alot of garbage. Industry will get better day by day.

That is good to hear!

Mail can be a bit tough for the elderly audience since they get so much junk mail as it is. We normally see .75-1% response from mail. Cost per deal is around $...If your cost per deal on internet leads is lower than that then of course go for those.....however I do think that the reverse market is the highest cost per close loan in the direct mail mortgage space. If you target FHA streamlines, or conventional your looking at $200-300 per deal in cost of marketing. I don't think internet leads can get low of a cost per close but then again I'm just getting into generating mortgage internet leads so we will see....

WIth rates in the toilet.....responses on direct mail is through the roof! We are seeing over 2% response on direct mail the last 5 days. If you are thinking of hitting the marketing while rates are low...think no more...we have full service mail campaigns and or Call center live transfer campaigns standing by!

QR codes and direct mail for mortgage marketing
